A bird dog is someone who is keen on sniffing out properties with real estate investment potential. They act as a middleman, buying undervalued properties to sell to a real estate investor. While bird dogs often look for properties to flip, they can also look for income properties or residential rentals in areas where they think there will be a housing shortage. For instance, if a big company is moving into town (hi, Amazon), then all those workers will need housing where maybe there weren't good options before.

Why bird dog? Um, because they soar over the real estate market like a bird, sniffing for good deals like a dog? Uh, no. It’s a reference to hunting dogs that help humans find birds to shoot, and retrieve the birds once shot, even though the dogs probably could have hunted the birds better themselves.
