The term gets applied most to the real estate industry. The distinction being made is with property purposes for personal use.
So when you buy your house, that isn't a commercial investment. You might make money if the value of your home rises over time. But that concern is secondary. Mostly, you're looking for a place to plug in your fridge and to keep your stuff dry.

A commercial investment, on the other hand, is only meant to make money. The process can involve any type of project, but common types include things like apartment buildings, strip malls, franchises, or office buildings.
